Brushed-brass hardware corrosion on frameless enclosures: TDS mapping in Bangalore's post-monsoon water and the finish-protection handover spec
A Koramangala residence, completed in October 2022, handed over with a brushed-brass quarter-turn spigot on a frameless shower enclosure. By February—four months into the post-monsoon season—the brass had developed a dull green patina across the valve body and handle, visible to the naked eye under morning light. The homeowner called the architect. The architect called us. The water board's TDS reading that month sat at 287 ppm, nearly 40 percent higher than the pre-monsoon baseline. This is not a defect in the hardware. This is Bangalore's water chemistry, and it requires a specification decision at design handover.
Why Bangalore's post-monsoon water accelerates brass corrosion
Bangalore's Cauvery-sourced water carries a baseline total dissolved solids (TDS) of 200–250 ppm under normal conditions. Post-monsoon—July through September, with runoff continuing into October—TDS can spike to 280–320 ppm as mineral-heavy groundwater mixes with surface recharge. Brushed brass, a copper-zinc alloy, oxidises in the presence of dissolved minerals, chlorides, and higher alkalinity. The brushed finish amplifies this: its micro-texture traps mineral deposits in a way polished or lacquered brass does not.
The corrosion is not rust; it is tarnish—a surface oxidation layer that does not compromise structural integrity but becomes visually apparent within weeks on exposed valve bodies and handles. In HSR Layout and Indiranagar, where many new residential projects have specified brass hardware for its aesthetic warmth, this phenomenon has become routine enough that we now recommend TDS testing as part of the water-audit phase, not the remediation phase.
Specifying TDS testing into the handover protocol
When to test
Request a TDS reading from the water board or a certified lab during the final three weeks before handover. If the project is completing between November and May, test again in August to capture post-monsoon conditions. Do not rely on historical averages; TDS varies by ward, by depth of the bore, and by monsoon intensity. A project in Whitefield will show different readings than one in JP Nagar, even if both draw from Cauvery. Document the reading on the handover checklist as a site specification, alongside water pressure and temperature data.
Acceptable thresholds for brass hardware
Brushed-brass hardware remains visually stable at TDS readings below 240 ppm. Between 240 and 280 ppm, expect minor tarnish within 6–8 weeks of occupancy. Above 280 ppm, tarnish becomes visible within 2–4 weeks. These are not warranty thresholds; they are design-decision thresholds. If the TDS reading exceeds 260 ppm at handover, you have a choice to make before the final sign-off.
Three finish-protection approaches for high-TDS water
Lacquered brass (preventive coating)
A clear acrylic or polyurethane lacquer applied over brushed brass creates a barrier between the alloy and water minerals. This extends the tarnish-free window to 10–14 weeks in high-TDS conditions. The trade-off: the lacquer itself can micro-crack under thermal stress (Bangalore's temperature swing between morning and midday water is 8–12 degrees Celsius), and once cracked, tarnish accelerates beneath the coating. Lacquered finishes also require periodic reapplication every 18–24 months—a maintenance burden that most residential clients do not anticipate. We recommend lacquered brass only for projects where the architect has explicitly briefed the client on this maintenance cycle and the client has confirmed acceptance.
Matte-black stainless steel (substitution)
316-grade stainless steel, finished in a matte-black PVD (physical vapour deposition) coating, shows no tarnish in TDS readings up to 350 ppm. The matte-black finish is durable, does not require maintenance, and has become the standard specification for high-water-mineral zones across Bangalore. The aesthetic shift is material: where brushed brass reads warm and organic, matte-black reads contemporary and neutral. On frameless enclosures with low-iron clear glass, matte-black hardware creates a visual frame that reads sharper and more defined than brass. In Sarjapur Road and Bellandur projects, where water TDS regularly exceeds 290 ppm, matte-black stainless has become the default specification, not the exception.
Polished brass with lacquer (hybrid approach)
A polished (not brushed) brass finish, sealed with a high-grade lacquer, delays tarnish onset by 12–16 weeks compared to unsealed brushed brass. Polished surfaces shed mineral deposits more readily than textured surfaces, so even when tarnish does begin, it appears more uniform and less visually jarring. This approach sits between the maintenance burden of pure lacquered brass and the aesthetic compromise of stainless. It is rarely specified in Bangalore, but it is worth considering for projects where the client has explicitly requested warm metallic tones and is willing to accept a maintenance schedule.
A Koramangala case study: retrofit and specification learning
The October 2022 handover we mentioned at the start involved a two-bedroom apartment in Koramangala with a frameless shower enclosure and brushed-brass hardware. The TDS reading at handover was 278 ppm—within the "minor tarnish expected" range, but the client's interior designer had not briefed the client on this possibility. By February, the tarnish was visible, and the client assumed it was a manufacturing defect.
The retrofit was straightforward: we removed the brushed-brass spigot and valve handles and replaced them with matte-black 316-grade stainless hardware of the same dimensions and valve body. The enclosure itself—10mm frameless glass with black silicone joints—required no alteration. The cost of the retrofit was approximately 18 percent of the original hardware cost, but it was a cost that could have been avoided with a TDS reading and a specification decision at design handover.
The learning for the project team: if the water board's post-monsoon TDS forecast (available by mid-June each year) indicates readings above 270 ppm for the ward, specify matte-black stainless in the shop drawing. Do not assume brushed brass will perform as it would in a lower-mineral water zone. Bangalore's water chemistry is not uniform across the city, and it is not stable across the year.
Shop-drawing and handover checklist updates
Add the following to your frameless shower enclosure specifications:
- Water TDS reading (obtained from BWSSB or certified lab) at final inspection, 3 weeks pre-handover.
- Hardware finish selection: brushed brass (TDS <240 ppm only), matte-black stainless (TDS >260 ppm), or polished brass with lacquer (TDS 240–280 ppm, client maintenance acknowledged).
- If lacquered brass is specified, include a maintenance schedule in the handover documentation: reapplication every 18–24 months, or upon visible micro-cracking.
- Joint tolerance on the glass-to-hardware interface: 1.5–2mm silicone joint, allowing for thermal movement and moisture egress without hardware contact.
- Valve body material grade: 316 stainless for matte-black finishes; C36000 brass for polished or brushed finishes.
Include a site photo of the hardware at handover, dated and annotated with the TDS reading. This creates a baseline for any future maintenance or warranty discussion.
Questions we get asked
Can we lacquer brushed brass after installation if tarnish appears?
Technically yes, but the result is visually inconsistent. Tarnish deposits will show through a fresh lacquer coat as dark spots or streaks. You would need to chemically strip the brass, polish it back to bare metal, and then lacquer—a process that costs more than the original hardware and requires the enclosure to be out of service for 3–5 days. Better to make the finish decision at design handover.
Does water softening or filtration at the building level eliminate the tarnish risk?
A whole-building softener can reduce TDS by 40–60 ppm, but most Bangalore residential projects do not install them (cost and maintenance). Point-of-use filters on the shower supply are rare and add complexity to the plumbing spec. If the client is willing to install a building-level softener and you can confirm the post-softening TDS in writing, brushed brass becomes viable even in high-mineral zones. Otherwise, assume the TDS reading you get from the water board is what the hardware will encounter.
Is matte-black stainless available in all valve types and sizes?
Yes. 316-grade stainless in matte-black PVD is now standard stock for quarter-turn spigots, thermostatic mixing valves, and body-spray fittings across all major valve manufacturers. Lead time is 2–3 weeks for custom shop drawings. Brushed brass, by contrast, is increasingly difficult to source in thermostatic models and takes 4–6 weeks for special order.
What if the client insists on brushed brass despite a high TDS reading?
Document the decision in writing. Include the TDS reading, the expected tarnish timeline (2–4 weeks for TDS >280 ppm), and the maintenance or replacement options. Have the client sign the handover checklist acknowledging this. This protects both the architect and the atelier from post-occupancy disputes.
Does the glass itself corrode in high-TDS water?
No. Tempered soda-lime glass and low-iron borosilicate glass are inert to mineral-heavy water. The silicone joints may show minor mineral deposits, but these do not compromise the seal. Only metallic hardware—brass, copper, uncoated steel—shows visible corrosion in high-TDS conditions.
Specifying with confidence
Bangalore's post-monsoon water chemistry is a site condition, like soil bearing capacity or ambient humidity. Treat it as such. A TDS reading at design handover is a 15-minute phone call to the water board and a 2-line addition to the specification. It prevents retrofit costs, client disputes, and the visual compromise of tarnished hardware in a carefully detailed frameless enclosure. Commission a shop drawing that accounts for your site's water chemistry, and hand over a bathroom that will look as specified six months into occupancy.
