A frameless shower enclosure in Koramangala with brushed-brass hinges lasted fourteen months before the pivot showed surface corrosion and staining. The architect had specified "brushed-brass finish for aesthetic continuity with the bathroom tapware." No one had mapped the Cauvery water TDS, tested the hardness against the finish durability, or written a handover maintenance spec. The glass was perfect. The hardware failed because the specification stopped at the finish name and never reached the protection protocol.
The TDS problem no one measures before the shop drawing
Bangalore's Cauvery supply carries a total dissolved solids concentration between 200 and 300 ppm—hard water by Indian standards, harder still when it sits on brushed metal surfaces in a monsoon bathroom. TDS is not a finish issue. It is a chemistry issue. Brushed-brass and brushed-stainless are both susceptible to mineral deposit staining and corrosion under hard water, but the mechanism and timeline differ by a factor of three to five.
Brushed-brass (typically 70% copper, 30% zinc) oxidises when exposed to moisture and minerals. The brushed surface—created by mechanical abrasion across the grain—traps mineral deposits in its micro-valleys. Over twelve to eighteen months in a Bangalore monsoon bathroom (June through September humidity peaks at 85–90%), the deposits harden into a white or green patina. Brushed stainless: durability cost, but with conditions
Brushed 304 stainless steel resists the mineral-deposit staining that affects brass. It will not oxidise green or white under Bangalore hard water. Mapping TDS before the spec goes to shop drawing

Even with brushed stainless specified, the hardware will fail if the handover protocol is absent. The atelier delivers the enclosure fitted and tested. But the homeowner or facility manager receives no instruction on how to protect the finish during the first monsoon season, when humidity is highest and mineral deposits accumulate fastest.
A defensible handover spec for brushed-stainless hardware in a Bangalore frameless enclosure should include:
- Post-installation freshwater rinse of all hardware, hinges, and spigots within 24 hours of fitting.

A "brushed-brass finish with replacement provision at month twelve if corrosion staining exceeds 15% of visible surface" is more honest than specifying brass without a maintenance protocol and expecting it to endure.

Can we coat brushed-brass hardware with a lacquer or wax to protect it in a Bangalore bathroom?
Yes, but it is a temporary fix. A clear lacquer or wax coating will delay mineral-deposit staining by four to six months. However, the coating will begin to peel and fail in the monsoon humidity, and once it does, the underlying brass corrodes faster because the mineral deposits have already begun to accumulate beneath the coating. This approach is not recommended for frameless enclosure hardware, which sees daily water contact. If brass is required for aesthetic reasons, plan for replacement at month eighteen or accept the staining as part of the material's patina.
Is 304 stainless adequate, or do we need 316?

Why does the architect not receive a water-hardness report before specifying?
Because it is not part of the standard specification workflow. Most projects move from design to shop drawing without a site-specific water test. The test should be mandatory—it takes two days and costs under 1500 rupees—and the result should be documented in the specification as a material-selection criterion. Until this becomes standard practice, hardware failures will continue to be blamed on the finish rather than on the specification gap.
Can we specify brushed-brass if we commit to a maintenance contract?
Contractually, yes. Practically, no. A maintenance contract that includes monthly professional cleaning and drying of all hardware will extend the brass finish life by six to nine months. But the cost of this service (typically 3000–5000 rupees per visit) exceeds the cost difference between brass and stainless hardware over five years. It is cheaper to specify stainless upfront than to hire a maintenance service to protect brass from inevitable corrosion.
What about electropolished stainless? Is it worth the premium?
Electropolished stainless (passivated to a higher standard, with all surface defects removed) is worth the premium only if TDS exceeds 280 ppm or if the project is in a high-chloride environment (near coastal areas or sites with aggressive water chemistry). For standard Bangalore hard water in the 200–250 ppm range, electropolished stainless offers marginal benefit over 304 brushed stainless with proper maintenance. The cost premium (18–25% above standard brushed) is not justified unless the site test confirms the need.
Specification protocol for frameless enclosures in Bangalore
Before the shop drawing is issued, conduct a site water-hardness test. Document the TDS and chloride results. Specify hardware material based on the test: brushed stainless for TDS 200–250 ppm; 316-grade stainless for TDS above 250 ppm. Include a handover maintenance spec in the project manual. Specify a post-installation rinse protocol. Define the inspection schedule for the first year. Assign responsibility for maintenance—architect, contractor, or homeowner—and document it in writing.
This is not standard practice in Bangalore projects. It should be. The cost of adding this protocol to the specification is negligible. The cost of replacing corroded hardware at month eighteen is not.
