Brushed-brass vs. brushed-stainless hardware on a Koramangala frameless enclosure: TDS mapping and the corrosion-resistance handover spec architects skip
A Koramangala residence, 3200 sq ft, three-year-old Cauvery connection, frameless 10mm enclosure with brushed-brass hinges and spigot. Handover was eighteen months ago. The hinges now show surface pitting; the spigot joint line has begun to weep a faint green patina. The architect specified the brass for its warm aesthetic against low-iron glass. No one mapped the TDS.
This is not a failure of the brass hinge or the spigot. It is a failure of specification. Bangalore's hard-water environment—Cauvery TDS running 200 to 300 parts per million depending on season and locality—demands a different material conversation than the one most architects have when they select shower hardware. The choice between brushed brass and brushed stainless is not aesthetic alone. It is a durability decision that must land in the handover checklist, not disappear into the shop drawing.
Why TDS matters to your hardware spec
Total dissolved solids—calcium, magnesium, chlorides, sulphates—are not optional in Bangalore water. The Cauvery brings them downstream from the granite belt. A TDS reading above 250ppm is not unusual in HSR Layout, Indiranagar, or Whitefield. Koramangala sits closer to 280ppm in the dry season.
Brushed brass—which is typically 60% copper, 40% zinc, with a hand-applied satin finish—corrodes when exposed to chlorides and hard minerals in a wet, warm environment. The corrosion is not fast. It is patient. Within the first monsoon cycle (June through September), the brushed surface begins to oxidise. By eighteen months, the pitting becomes visible. By three years, the joint line leaks.
Brushed stainless steel (304-grade, 18% chromium, 8% nickel) forms a passive oxide layer that resists this same water chemistry. The passivation is self-healing: if the surface is scratched, the chromium re-oxidises and seals the wound. Stainless does not eliminate water spots or mineral buildup—Bangalore water will still leave marks—but it does not corrode into the metal.
The aesthetic trade-off: what you actually lose
Architects often resist stainless because brushed brass reads warmer. It has depth. It sits well against timber or warm-toned stone. Brushed stainless, by contrast, feels cooler—more clinical, more contemporary, less forgiving of the surrounding palette.
This is true. But the aesthetic advantage of brass lasts approximately eighteen months in Bangalore. After that, the patina is no longer intentional. It is corrosion. The joint line weeps. The spigot stem oxidises. The hinge becomes unreliable.
If warmth is required, the alternative is to specify brushed stainless with a PVD (physical vapour deposition) coating. A 2–3 micron gold or bronze PVD layer sits atop the stainless base. It is durable to approximately five years in Bangalore hard water, and it reads as warm as brass. The cost premium is 15–20% over plain brushed stainless. It is not free. But it is cheaper than a full re-spec and replacement at year two.
Specification language for your handover checklist
What to write into the spec
Do not write "brushed-brass hardware." Write instead: "All shower hardware, including hinges, spigots, and handle assemblies, shall be 304-grade brushed stainless steel, passivated to ASTM A967, with a minimum thickness of 3mm for load-bearing components." If PVD coating is required for aesthetic reasons, specify: "PVD coating shall be a minimum 2.5 micron layer of [gold / bronze] applied to the stainless base, tested to ASTM B733 salt-spray for a minimum 500-hour rating."
The passivation step is critical. It removes iron particles left by manufacturing and ensures the chromium oxide layer forms completely. Many brass-minded suppliers will skip this step on stainless. Do not allow it. Specify passivation by name.
What to inspect at handover
Before the architect or designer signs off on the enclosure, conduct a water-chemistry test. A simple TDS meter costs Rs 1200–1800 and takes two minutes. Record the reading on the handover document. This is your baseline. If corrosion appears later, you have evidence that the water, not the material, is the variable.
Inspect the joint lines under magnification. A 10x loupe will show you whether the hardware has been passivated. Passivated stainless has a uniform, slightly dull surface. Unpassivated stainless shows streaking and discolouration from manufacturing residue. If you see streaking, ask the supplier to re-passivate before installation.
Check that all hinges move freely and that spigot handles do not bind. Corrosion often begins at stress points—where metal meets rubber gasket, where two different metals touch (galvanic corrosion), or where water pools. A dry installation may hide these problems for months.
Material behaviour in Bangalore's monsoon cycle
June through September brings humidity above 80% and daily water exposure. This is when corrosion accelerates. Brushed brass in this environment will show visible pitting by September of the first year. Brushed stainless will show mineral spotting but no structural corrosion. PVD-coated stainless may show slight dulling of the coating but will remain structurally sound.
October through May is drier, but Bangalore's water supply does not change. The TDS remains high. Chlorides do not evaporate; they accumulate. A brass hinge that appears stable in January will corrode more aggressively when monsoon returns.
This is why the choice of hardware cannot be made in isolation from the water-chemistry context. A frameless enclosure in Sarjapur Road (where bore-well water can run 350ppm TDS) has different material requirements than one in Yelahanka (where municipal supply may sit at 180ppm). Map your site water before you spec.
Real costs: brass vs. stainless vs. coated stainless
A complete hardware set for a frameless 10mm shower enclosure—two hinges, one spigot, handle, and bracket assemblies—costs approximately Rs 8,000–12,000 in brushed brass. The same set in brushed stainless runs Rs 10,000–15,000. A PVD-coated stainless set (gold or bronze) runs Rs 12,000–18,000.
The upfront difference is 25–50%. The replacement cost at year two or three—labour, re-spec, new glass if the corrosion has damaged the frame—is 300–400% of the original hardware cost, plus project delay and client frustration.
The decision is not whether stainless is more expensive. It is whether you want to explain brass corrosion to your client in 2027.
Why frameless enclosures demand stainless more than framed ones
A framed enclosure (aluminium or steel profile) has redundancy. If the hardware corrodes, the frame still holds the glass. A frameless enclosure depends entirely on the hardware. The hinges are structural. The spigot is load-bearing. Corrosion in the hinge pin means the door will not swing. Corrosion in the spigot gasket means the enclosure leaks.
Frameless is also more visible. The hardware is not hidden behind an aluminium profile. Corrosion patina is not a design choice; it is a defect. Clients see it. Architects are asked to fix it.

Questions we get asked
Can we use a protective coating on brass to make it last longer in Bangalore water?
Theoretically, yes. Lacquer or wax coatings can slow corrosion. In practice, these coatings fail within 12–18 months in the monsoon environment. The coating cracks or peels, water gets underneath, and corrosion accelerates because the water is now trapped. Do not rely on surface coatings for brass. If you want brass aesthetics, use PVD-coated stainless instead.
Is there a difference between "brushed" and "satin" finish stainless?
In common usage, these terms are used interchangeably. Both refer to a directional, non-reflective surface finish. The corrosion resistance is identical. The visual difference is minimal—brushed may be slightly more textured, satin slightly smoother—but both read as warm and contemporary. Choose based on the finish you prefer; the durability is the same.
Our site water tested at 180ppm TDS. Can we still specify brass?
At 180ppm, you are below the threshold where corrosion becomes aggressive within 18 months. You have some margin. However, TDS varies seasonally. Dry season readings are often 30–50ppm higher than monsoon readings. If your site is in Koramangala, Indiranagar, or Whitefield, assume the real TDS is closer to 220–250ppm. At that level, stainless is still the safer choice. If your site is in a low-TDS area (Yelahanka, Devanahalli), and you have a recent water test to support it, brass is defensible. But you must document this in the spec and on the handover checklist.
What is the warranty difference between brass and stainless hardware?
Most suppliers warranty brass hardware for 1–2 years against manufacturing defects, not corrosion. Corrosion is considered "environmental" and is excluded. Stainless hardware typically carries a 5–7 year warranty that includes corrosion resistance (excluding salt-spray environments, which Bangalore is not). PVD-coated stainless usually carries a 3–5 year warranty on the coating itself. Read the fine print. Many warranties are voided if the hardware is not passivated or if the water chemistry exceeds certain parameters. Get a written warranty statement before installation.
Can we mix brass and stainless hardware on the same enclosure?
Technically, yes. Practically, no. Brass and stainless in contact with the same water create a galvanic couple. The brass corrodes faster, and the stainless develops white corrosion (zinc migration) at the contact point. If you want a warm aesthetic on some hardware and cool on others, use PVD-coated stainless throughout. It reads warm where you need it and maintains uniform corrosion resistance.
Handover: what to leave with the client
When the frameless enclosure is installed and ready for handover, provide the client with a document that includes: the TDS reading of the site water, the material specification of all hardware (grade, finish, coating if applicable), the passivation certificate from the supplier, and a maintenance note. The maintenance note should specify that mineral deposits can be wiped with a soft cloth and distilled water, and that abrasive cleaners or steel wool will damage the finish. This single page, left in the client's manual, prevents half the service calls that come six months later.
