Brushed-brass hardware corrosion on a Koramangala frameless enclosure: TDS mapping and the finish-protection handover spec architects skip
A frameless shower enclosure in Koramangala, fitted to a 2800 x 2200 mm opening in a Sarjapur Road developer's spec apartment, showed white corrosion bloom on its brushed-brass hinges within eight months of handover. The glass was flawless. The installation tolerance was 2 mm—within spec. The hardware, however, had no post-install protection coating. The architect had not specified one. The developer's maintenance team had not applied one. The homeowner assumed it was a manufacturing fault.
It was neither. It was Bangalore's water chemistry—and a missing line in the handover specification.
Bangalore's water hardness and what it does to brass
Cauvery supply water in central Bangalore (HSR Layout, Koramangala, Indiranagar, Whitefield) measures between 200 and 300 ppm total dissolved solids. That's moderately hard. The minerals in that water—primarily calcium carbonate and magnesium—are not aggressive on their own. But when they interact with brushed brass in the presence of moisture and oxygen, they trigger a galvanic micro-corrosion cycle that leaves white or pale-green deposits on the brass surface.
Brushed-brass finish, by definition, has a mechanically opened surface. The brushing process—typically 120- to 180-grit abrasion—creates micro-valleys and exposed grain boundaries. These valleys trap water droplets. The grain boundaries, where the zinc and copper lattice meet, become anode sites. Oxygen from the trapped water completes the circuit. Corrosion begins within weeks in high-humidity zones like bathrooms during the monsoon (June to September).
Matte-black hardware does not corrode visibly under the same conditions because the coating—typically a multi-layer nickel and PVD (physical vapour deposition) system—seals the brass entirely. There is no exposed grain boundary. There is no micro-valley to trap water. The finish is, chemically, inert.
Why architects specify brushed brass anyway
Brushed brass reads warmer than black. In a Koramangala or HSR Layout residential project with natural light and pale stone, brushed brass hinges and spigots deliver a softer visual weight. They photograph well. Clients ask for them. Architects specify them. Then, six months into occupation, the homeowner messages the architect with a photograph of white bloom on the hinge barrel.
The architect's response is usually to blame the manufacturer or the installer. Both are partly right—the manufacturer should have flagged the risk; the installer should have applied a protective coat. But the architect, who controls the specification, is the one who should have called out the protection step in the handover schedule.
TDS mapping and site-specific water chemistry
Why TDS matters for hardware finish selection
Total dissolved solids (TDS) is the single most useful metric for predicting brass corrosion risk in Bangalore. Water above 250 ppm TDS, combined with brushed brass and no protective coating, will show visible corrosion within 12 months in a high-humidity bathroom. Water below 150 ppm TDS may not. Most of central Bangalore sits between 220 and 280 ppm.
Before you specify hardware finish, ask the developer or the homeowner for a water-quality test result. If the property draws from a borewell, ask for a TDS reading. If it draws from Cauvery supply (most of Bangalore does), assume 250 ppm and specify accordingly.
Mapping Bangalore micromarkets
Whitefield and the eastern corridor (Marathahalli, Electronic City, Bellandur) tend toward slightly higher TDS—280 to 300 ppm—because of industrial groundwater influence. Sarjapur Road projects often show 260 to 280 ppm. JP Nagar, Jayanagar, and the southern ring (Banashankari, Basavanagudi) sit closer to 220 to 250 ppm. HSR Layout and Koramangala, being centrally supplied, are consistently 240 to 270 ppm.
None of these differences are dramatic enough to make brushed brass safe. But they matter for the conversation with your client. If a Whitefield project is at 290 ppm TDS and the client insists on brushed brass, you have a number to point to. You can then propose a protective coating as a line item in the handover spec, not as an afterthought.
The protective-coating spec that architects forget
What "protection" actually means
Protective coating for brushed brass in a bathroom is not a spray-on lacquer. It is a hard, clear, UV-stable topcoat applied by hand after installation, typically a two-part epoxy or polyurethane system. The coat fills the micro-valleys created by brushing, seals the grain boundaries, and creates a moisture barrier between the brass and the air. Applied correctly, it lasts 3 to 5 years before requiring recoat.
The cost is approximately 12 to 18 percent of the hardware cost. For a frameless shower enclosure with four hinges and a spigot assembly, that is typically 8,000 to 12,000 rupees per bathroom. It is not nothing. But it is less than the cost of replacing corroded hardware or managing a warranty claim.
How to specify it in the handover schedule
Do not leave protective coating to the installer's discretion. Write it into the handover specification as a line item. The format should read:
- All brushed-brass hardware on shower enclosure to receive two-part epoxy protective topcoat within 48 hours of final installation and before handover.
- Coat to be applied by hand to all exposed surfaces, including hinge barrels, spigot bodies, and handle grips.
- Installer to provide written certification of application and recommend recoat interval (typically 36 months) in the homeowner handover pack.
This is the line that saves you a callback. It is also the line most architects omit.
Material choice: when to specify black instead
If the project is in Whitefield or Sarjapur Road, where TDS runs consistently above 280 ppm, and the client has not committed to a maintenance schedule, specify matte-black hardware. A third path—polished brass—is not recommended for Bangalore bathrooms. Polished finishes corrode faster than brushed because they have no micro-texture to anchor a protective coat. They also show fingerprints and water spots within days.
The monsoon risk window
Corrosion accelerates during Bangalore's monsoon months (June through September), when humidity climbs to 75 to 85 percent and bathroom ventilation is often compromised by closed windows. If a brushed-brass enclosure is installed in May and no protective coat is applied, the homeowner will see white bloom on the hardware by August. This is not a slow process. It is predictable.
Schedule installations for October through April if possible. If the project timeline forces a monsoon installation, ensure the protective coat is applied within 48 hours and the bathroom is ventilated continuously for the first two weeks of occupation.
Questions we get asked
Can the homeowner clean off the white corrosion bloom themselves?
Yes, initially. White corrosion bloom (calcium carbonate) can be removed with white vinegar and a soft brush. But this addresses the symptom, not the cause. The corrosion will return within weeks if the hardware is not sealed. Once the bloom returns a second or third time, the homeowner typically gives up and lives with it—or calls the architect with a complaint. Specify the protective coat upfront and you avoid this cycle entirely.
Does the protective coat change the appearance of brushed brass?
A properly applied epoxy or polyurethane topcoat is virtually invisible when cured. It does not yellow or cloud the brass. It does, however, slightly flatten the micro-texture of the brushed surface—the finish reads marginally smoother. Most clients do not notice. If appearance is critical, apply a test coat to a sample hinge and show the client the result before specifying it for the full installation.
What if the developer says protective coating is not their responsibility?
Make it the installer's responsibility. Write it into the installation contract, not the developer's purchase order. The installer controls the timing and the application. They are also the party with the most to lose if the hardware corrodes and the homeowner claims a defect. A single line in the scope of work—"All brass hardware to receive protective topcoat before handover"—shifts accountability where it belongs.
Is matte-black hardware really maintenance-free?
Virtually, yes. Black PVD hardware in Bangalore bathrooms does not corrode, discolour, or require protective coating. It does collect fingerprints and water spots, which show more visibly on black than on brass. But these are cosmetic. The hardware itself is chemically stable under any Bangalore water condition.
Can we use brushed-brass hardware in a low-TDS area?
If you have a water test showing TDS below 150 ppm, you can reduce the risk. But Bangalore's Cauvery supply is rarely that soft. Even if it is, the monsoon humidity and the bathroom's enclosed air create a corrosion-friendly microclimate. Protective coating is still the safer choice. If the project is in a building with exceptionally good ventilation and a client committed to annual maintenance, you might skip it. But you are betting against the odds.
Specification checklist for brass hardware in Bangalore bathrooms
Before you sign off on a shower enclosure with brushed-brass hardware, confirm three things: (1) the site's water TDS reading or assume 250 ppm; (2) the protective-coat line item in the handover schedule; (3) written confirmation from the installer that the coat will be applied within 48 hours of installation and before handover. This is not over-specification. It is the difference between a hardware finish that lasts and one that fails within a year.
